Although Prime Sealants is a newer name, our team carries over 15 years of hands-on experience in the waterproofing and caulking industry. We've contributed to major commercial projects across Miami-Dade County — including healthcare facilities, luxury residential developments, and large-scale mixed-use properties.

Service 1: Below-Grade Waterproofing
Elevator pits, garage walls, foundation walls, and below-slab applications. We work with crystalline systems (Xypex, Kryton), hot-applied rubberized asphalt, and fluid-applied membranes designed to perform under hydrostatic pressure in South Florida's high water table conditions.
Service 2: Traffic Deck Waterproofing
Podium decks, parking structures, pool decks, and occupied space below-grade. We install Tremco Vulkem, Tremproof 6100 hot-applied, and polyurethane traffic coating systems engineered for heavy foot and vehicular traffic with 10–20 year warranty options.
Service 3: Balcony & Terrace Waterproofing
Balconies, eyebrows, terraces, and elevated walkways. We apply fluid-applied membranes and elastomeric coatings that flex with South Florida's thermal movement and stand up to UV exposure and torrential rain.

Hot-applied and cold-applied membrane systems for rooftop and elevated planters, including root barrier protection and drainage mat installation. We ensure your planters are fully sealed and properly drained to protect the structure below.

Generator rooms, electrical rooms, pump rooms, fire command rooms, and similar spaces coated with Eucopoxy Tufcoat and Vulkem systems — protecting critical building infrastructure from moisture intrusion.

High-performance elastomeric and polyurethane caulking at window perimeters, sliding glass doors, expansion joints, and building envelope transitions. We use Tamoseal, ACR PU24, and manufacturer-approved sealants compatible with impact-rated window systems.

Parapet walls, exterior CMU walls, and stucco surfaces sealed with fluid-applied membranes to prevent water infiltration at one of the most vulnerable points of any building envelope.
